Can Concrete Work Happen While the Business Stays Open?

Usually, yes, if the job is estimated and sequenced with that goal in mind. Commercial properties along Cicero Avenue, Pulaski Road and the industrial parks near the Tri-State all share the same tension. The broken walk or crumbling pad needs to go, but the entrance, the loading area and the trash pickup still have to function. So our commercial estimates are written by phase. We walk the site, note how customers, tenants and trucks move through it, and divide the work into sections that can close one at a time. Each phase is listed with its own scope and cost. Typical work includes storefront and building walks, trash enclosure and compactor pads, mechanical pads for rooftop and ground units, walks for apartment buildings and townhome associations, and general at-grade slabs for warehouses and service yards. The construction standards are the same ones we use at homes: excavation to firm ground, compacted gravel, reinforcement sized to the load, joints on a layout and proper curing. Pads that take truck traffic get extra thickness and steel.

Typical Commercial Scope

Work we estimate for business owners, landlords and property managers.

  • Entry and storefront walks

Lifted or broken sections replaced so customers have a safe approach.

  • Trash and compactor pads

Heavy slabs built to handle hauler trucks setting down loaded bins.

  • Mechanical pads

Level bases for condensers, generators and other ground equipment.

  • Association and apartment walks

Common paths for multi-unit buildings, scheduled around residents.

  • Warehouse and yard slabs

At-grade concrete for service areas, aprons and storage.

  • Phased scheduling

Each section closed, rebuilt and reopened before the next begins.

How Commercial Jobs Are Sequenced

  1. Site walk

We measure, observe traffic and deliveries and ask about tenant access and busy periods.

  2. Phased estimate

Scope divided into sections, each priced and timed, so you know what closes and when.

  3. Section by section

Remove, rebuild, cure and reopen one area, then move to the next.
